JKRERA inspects unauthorised plotted colonies in Udhampur, & Katra

Jammu: The Jammu and Kashmir Real Estate Authority (JKRERA) conducted a comprehensive inspection of unauthorized plotted colonies in Udhampur & Reasi Districts and sought a detailed factual report along with the revenue record from the concerned Tehsildars.
During the inspection, the officers from JKRERA along with the Revenue Department visited illegal colonies at Rakh Kotli, Udhampur By-pass Road, Rathian, Khrooni and Fangyal Road, in district Udhampur.
Similarly, in Reasi District, illegal colony namely Trikuta Enclave and Project Devika, Katra were also inspected by the team.
The Authority has also issued notices to two promoters of Udhampur District namely, Shivani Sharma and Aryan Sharma both residents of Karlai Khalki, Udhampur directing them to register their projects with JKRERA within 15 days.
The inspection was aimed to verify whether the promoters/developers of the plotted colonies had registered their projects with JKRERA, as mandated by Section 3 of the Real Estate (Regulation and Development) Act.
The team also checked for any unauthorized constructions or deviations from approved plans and directed the developers to register their projects with RERA.
“Numerous colonies are sprouting up haphazardly without the requisite approvals from the competent authorities. Most of these unauthorized colonies lack basic amenities like roads, electricity and water supply posing a significant threat to planned development. Mushroom growth of such colonies will inevitably lead to the creation of slu In order to prevent this and for development of colonies in a planned manner, registration with JKRERA is mandatory”, said Chairperson JKRERA.
“We urge developers and promoters to adhere to the regulatory framework and obtain necessary approvals before commencing projects. JKRERA is committed to ensure planned development and protect the interests of homebuyers”, he added.
Pertinent to mention that non–registration of the project with JKRERA would invite penalty which may extend up to ten percent of the estimated cost of the real estate project and if the promoter or builder continues to violate the provisions of the Act and does not register the project with RERA, he would be punishable with imprisonment for a term which may extend up to three years or with fine which may extend up to a further ten percent of the estimated cost of the real estate project, or with both.
Esha Chib, Deputy Secretary JKRERA, Tehsildar Udhampur Jai Singh, Tehsildar Katra Jatinder Singh, Naib Tehsildar, JKRERA Gias-ud-Din conducted the inspection.
